Renovating Up
February 7, 2022
Love the location you’re in and elements of your home but find that it simply doesn’t offer the space you need? Considering an extension but don’t want to spread beyond the current footprint and lose your established garden? Can’t renovate out due to your properties open space ratio? Renovating up and adding a second storey can quite literally take your home to the next level! Here are a few things to consider when contemplating a second storey renovation.
Benefits:
- Renovating up can see you capture unrealised views on the upper floor. We recommend seizing this opportunity by placing a living area upstairs. Our recent Hillway House project featured Juliet balconies that offered the perfect spot to take in the new view of the treetops and cityscape beyond.
- Adding a second storey is a great solution if you’re after a sense of separation within your home – be it dedicated areas for parents or children, or to better facilitate your working from home arrangements.
- From an investment perspective, the aspirational nature of two storey homes often means adding an upper level will also result in a higher return on your investment.
Limitations:
- When adding a second storey, you’ll likely have to consider privacy and overlooking issues. This will determine your window placement and style – will any windows overlook adjacent homes? As part of our pre-concept design research, we will liaise with relevant councils and confirm the guidelines and codes applicable to your project.
Considerations:
- Will you utilise this opportunity to dramatically transform the functionality of the existing spaces in your home? Even when renovating up, we often demolish walls and flip rooms downstairs to reconfigure or add on to existing spaces in order to create open plan living areas and rooms that better serve the needs of our clients.
- Is it important to retain your home’s existing character or would you like to update the front façade? Adding a second storey has the ability to completely transform the outside of your home. Our recent Hillway House Project saw their original, post war period home transform into a welcoming French provincial style abode.
